Albania is one of the more direct company-formation routes in the region. The registry is centralised, the digital layer is visible, and the standard limited liability company is familiar to foreign founders.
That sounds simple. Sometimes it is. Then the bank asks what the company will actually do, where the revenue comes from, who controls the shareholder, and whether the shiny new sh.p.k. has anything behind it except optimism and a PDF.

Albania is administratively cleaner than some neighbours, but a foreign-owned company still needs a coherent file: legal address, activity, director, ownership documents, tax logic and banking narrative.

Tirana connects naturally to Kosovo, North Macedonia, Montenegro, Greece and Italy. Durrës matters for logistics and Adriatic access.
Albania is not an EU member, but EU alignment and accession context shape legal, tax and business expectations.
Process
A simple sh.p.k. can be relatively quick once documents are ready. The real question is not only registration speed. It is whether the company can open an account, issue invoices, sign contracts and survive normal compliance questions.
We define shareholders, administrator, activity, legal address and whether the business touches licensing: fintech, crypto, employment, tourism, financial services, transport, regulated trade. The boring check that prevents exciting problems.
Individual shareholders are usually easier. Corporate shareholders need extracts, authority documents, ownership chain and beneficial owner evidence. Foreign documents may need apostille, legalisation or translation.
We prepare the company object, articles, administrator appointment and registration package. Local terms matter: sh.p.k., administrator, NUIS/NIPT, QKB.
The company is registered through QKB. Once completed, the company receives its unique identification number, commonly referred to as NUIS/NIPT, and becomes visible for tax and commercial purposes.
We review whether VAT registration is required or strategically useful. Standard VAT is 20%, while mandatory VAT registration generally starts above ALL 10 million annual turnover.
The bank will want ownership, activity, contracts, source of funds and expected payments. A registered company without banking is not a business. It is an administrative sculpture.
Banks and warnings
Albanian banks are workable for local companies, but foreign-owned structures should not arrive empty-handed. Banks normally look at beneficial ownership, director profile, business activity, counterparties and expected flows.
Albania is not a magic “easy bank account” button. It can work well when the company has a real business reason, a clean ownership file and a plausible transaction story. If not, welcome to compliance fog.
Neighbour comparison
Albania is often attractive because registration is relatively centralised and the country is commercially energetic. Bosnia may be cheaper-looking but more institutionally layered. Croatia gives EU status but heavier compliance. North Macedonia can be lean and tax-efficient. The right answer is not “where is easiest”. It is “where will this company work”.
Taxes
Standard corporate income tax is generally 15%. Specific regimes, exemptions or reduced treatment require activity-level review.
Standard VAT is 20%. Mandatory registration generally applies above ALL 10 million annual turnover; voluntary registration can be considered.
Dividends are generally taxed at 8%; interest, royalties and certain non-resident service payments may be taxed at 15%, unless treaty relief applies.
Bookkeeping, payroll, social contributions, VAT filings and annual reporting should be planned from month one, not after the first angry deadline.
